Get to Know Us

Dreaming of Spain Inmobiliaria is a family run real estate agency started in 2024 by Dean Phibbs and Marta Podsiodlo.

"Our journey started in the coastal towns of Orihuela Costa, working with coastal villas and apartments, where we gained recognition for our expertise in coastal real estate. Now, our love for country houses, fincas, villas, and estates, led us to focus on the charming inland regions of Alicante and Murcia. These areas offer some of Spain's most unique properties, from traditional village homes to large estates with multiple dwellings. With years of experience and a deep understanding of the Spanish real estate market, we're excited to have established our own agency near the beautiful towns of Pinoso and Monovar!

Advice for Clients Buying or Selling in Spain:

For Buyers:

1. Research and Preparation: Take time to understand the local market, including property values and regional differences. Research the area thoroughly, considering factors like amenities, schools, transport, and community vibe.

2. Legal Considerations: Familiarize yourself with Spanish property laws, including the legal requirements for non-residents. Engage a reputable solicitor who specializes in Spanish real estate to guide you through the legal process, ensuring all paperwork and contracts are in order.

3. Financial Planning: Be aware of all costs involved, such as taxes, notary fees, and potential renovation costs. It's advisable to get pre-approved for a mortgage if you're planning to finance the purchase.

4. Property Inspection: Always conduct a thorough inspection of the property. This can help identify any issues that might need addressing and give you a better understanding of the property’s condition.

5. Negotiation and Offers: Understand the negotiation process in Spain, which may differ from other countries. Be prepared to negotiate the price and conditions with the seller.

For Sellers:

1. Property Presentation: Ensure your property is well-presented. Consider making cosmetic improvements, decluttering, and staging the home to appeal to potential buyers.

2. Accurate Pricing: Work with a professional to set a competitive and realistic price. Overpricing can lead to your property staying on the market for too long, while underpricing may undervalue your investment.

3. Legal and Financial Documentation: Ensure all necessary legal documents, such as the property deed and energy certificate, are up to date and readily available. Understanding the tax implications and any capital gains taxes is also crucial.

4. Choosing the Right Agent: Select an experienced and reputable real estate agent who understands the local market. An agent can provide valuable insights, negotiate on your behalf, and manage the sale process smoothly. At Dreaming of Spain Inmobiliaria, we are here to help!

Hi during our recent purchase, Marta and Dean were the agents that handled the sale. They make a great team. Nothing was too much trouble for them and they were very obliging when organising viewings for us and our family. They answered all our queries very promptle, and we're very professional at all times. Buying a property in a foreign country can be a daunting experience. Marta and Dean gave us the knowledge and support we needed to make it happen.
